Why do I need to have my property managed?
An unoccupied property is at much higher risk of being attacked by thieves and will also sustain much worse damage if a flood or leak occurs which is then left for an extended period. As a result properties which are unoccupied for periods are often subject to higher insurance premiums.

It is also important to manage utilities and other bills as Portuguese Law allows utility providers to disconnect services with little notice compared to the UK or Ireland . None payment of state taxes can also result in your property being auctioned off by the treasury in a matter of months!

If you are looking to rent or lend out your property our management packages provide you with a simple and cost effective service solution giving you peace of mind that your rental clients and guests are in excellent hands and that your investment is being protected.

At Manage Your Abode we pride ourselves in treating clients not as a number but as owners with an investment to protect. Providing excellent levels of SERVICE, building TRUST with our clients and when required helping you to maximise RENTAL RETURN is core to our business.

Whilst many other leading management companies also claim the same, at Manage Your Abode we don't believe these core services should come at a premium. Our standard management packages have been designed to enable owners to choose the services they require whilst also offering exceptional value. What type of properties do you manage?
At Manage Your Abode we look after a range of properties throughout the Western Algarve including one bedroom apartments to 6 bedroom country houses though the vast majority of our properties tend to be villas, townhouses and apartments in the Lagos area.

Who exactly will be managing my property?
Each client is allocated a property manager who will be their primary point of contact. This is to ensure that you'll never be shunted round between several managers who look after different areas (e.g. Holiday rents, accounts, maintenance). For the times when your property manager is on annual leave all details are recorded and scheduled from our central office so our staff will be up to speed with your property's schedule.

What services do you offer?
You can choose from several pack services designed by us. Each package includes a range of services at a fix monthly cost. Additionally, you also have access to any extra services you may require from time to time.

Will Manage Your Abode deal with Holiday rentals to boost my property generated income?
Yes, we can look after all of your rental needs. We can market your property through our own website and online network of accommodation agencies to help generate income. We provide a meet and greet or key collection service to all guests. Laundry and cleaning are also available along with a vast range of other additional services that are in place to make your guest's stay as enjoyable as possible and also to protect your property.

I will deal with my rental needs. However I need a secure key collection point option. Can Manage Your Abode provide this?
Yes, we can hold the keys of your property in our secure office. Anyone collecting your keys would need your permission and to sign a key release form. Our office is opened 6 days a week in a central Lagos location with easy and free parking right outside. After office hours collections can also be arranged.

With this option you have a point of contact, key holding service and also access to our variety of extra services when you need them, i.e. cleaning, laundry, meet and greet etc.

How do I pay for the services used?
We accept all major Credit Cards, Debit Cards, Paypal, Cheques, cash, direct debit and bank transfer.

How will I receive statements of account and keep track of the charges being allocated to my account?
Clients can view their account online at any time. Each month a statement will also be emailed to the owner detailing all the items that have been charged to their account and the total amount that will be debited from their credit / debit card. Should any services be required that exceed the agreed monthly account excess you will be notified by telephone or email prior to committing to the expense.
